Living in Prime Estate: A Resident's Perspective

Anil Singh bought his plot in Phase 1 and built his dream home within 14 months. Here's an honest account of the journey — from site visit to possession.

Anil Singh is a software engineer at a Gomti Nagar IT firm. In January 2024, he drove past Prime Estate on his commute and called the TrustOn office on a whim. Fourteen months later, he handed over the keys to his parents who moved into the ground floor while he and his wife took the upper level.

'The first thing I noticed was that the roads were already built when I visited. Not promises — actual paved roads. That was unusual in my experience of plot developments,' he says.

Anil purchased a 540 sq ft plot in the central block for ₹16.2 lakhs. He estimates his total construction cost at ₹24 lakhs for a 2+2 BHK configuration — ₹1,000 per sq ft for the structure, another ₹500 for interiors and finishing. The comparable purchase price for a built flat of similar size in Gomti Nagar would have been ₹65–75 lakhs.

'The math was clear. Even if I include the plot cost and full construction, I'm at ₹40 lakhs for a home I designed exactly as we wanted. My colleague bought a similar flat for ₹68 lakhs with no say in the layout.'

He used TrustOn's architecture team for the design — a service included at a subsidised rate for plot buyers. 'Meraj [TrustOn's Lead Architect] asked us about our daily routines before designing anything. Where do we have morning tea, where does my father-in-law pray, where do the kids study. I've never been asked those questions by an architect before.'

The construction took 11 months, managed by a local contractor with TrustOn oversight. 'They came for inspections at four key stages. I didn't feel like I was on my own.'

Today, Anil estimates his plot alone — based on recent sales in Phase 1 — is worth approximately ₹23 lakhs. His ₹40 lakh total investment sits inside an asset he values at ₹65+ lakhs.

'More than the money,' he says, 'it's the fact that this is ours. Not the bank's, not the builder's. Every square foot is ours.'
